When you want to model personal financial scenarios — house purchase + rental income (ADU, bedroom rentals, house-hacking), renovation budgets, monthly cash flow forecasts, big-purchase decisions, savings/investment what-ifs. For personal life: a household (you + partner), household budgets, real-estate decisions. v0.1 ships with the house scenario template (purchase + rental scenarios) as the first use case. Architected so other personal-finance scenarios (refi, car, education, retirement, side income) slot in as additional templates. Outputs scenario comparison tables in markdown. Saves every scenario to ~/Documents/personal-cfo/ with an index at ~/.config/makerskills/personal-cfo/archive/ for revisit + comparison. Composes with decide (formalize the call after modeling), deep-research (rental comps, mortgage rates, market data), business-brainstorm (when the scenario is a small business / side hustle), second-brain (capture the analysis to outputs/). House template — full input questionnaire

For /personal-cfo house mode. Walk the user through this in a structured batch (one message, numbered questions). Don't proceed with placeholder numbers — bad inputs → dangerous output.

Property fundamentals

  1. Property nickname (for filing — e.g., "Elm Street," "the white one")
  2. Address (for the record — optional)
  3. Purchase price ($)
  4. Estimated closing costs (% of purchase, typical: 2–5%. If unknown, use 3% as a placeholder + flag for verification)
  5. Down payment (% or $ — confirm which)

Financing

  1. Mortgage rate (interest rate, %, fixed or ARM — note which)
  2. Mortgage term (years — typical: 30, sometimes 15)
  3. PMI (does down payment trigger PMI? typically yes if <20%. Estimate $50–$200/mo if applicable.)
  4. Loan type (conventional / FHA / VA / jumbo — affects insurance + qualification)

Holding costs

  1. Property taxes (annual $ — usually 1–2% of value but varies wildly by state/county. Get exact from listing or assessor.)
  2. Homeowner's insurance (annual $ — typical: $1,200–$3,000)
  3. HOA fees (monthly $, if any)
  4. Utilities estimate (monthly $ — electric + water + gas + sewer + trash, owner portion if renting rooms)
  5. Lawn / pest / pool / other recurring (monthly $)

Renovations (one-time, day 1)

  1. List of planned renovations with line items. Common categories:
    • Kitchen: $X
    • Bathroom(s): $X each
    • Flooring: $X
    • Paint: $X
    • ADU buildout / refresh: $X
    • Roof / HVAC if needed: $X
    • Landscaping: $X
    • Permits / contractor markup buffer: add 15–25% on top of line-item subtotal
  2. Timeline (months to complete — affects whether Year 1 income includes ADU)

Ongoing maintenance

  1. Year-1 expected repairs ($ — inspection report informs this; older properties higher)
  2. Annual maintenance budget ($ — rule of thumb: 1% of purchase price per year)

Rental scenarios

For each potential rental unit:

ADU

  1. ADU monthly rent estimate ($ — verify against local comps)
  2. ADU ready when? (immediately / after X months of renovation)
  3. ADU utilities (owner pays / tenant pays / split — affects net cash flow)
  4. ADU vacancy assumption (typical: 5–10% — higher for short-term)
  5. Short-term vs long-term? (STR has higher gross but higher costs + management overhead)

Bedroom 1 (house-hack)

  1. Bedroom 1 monthly rent ($)
  2. Vacancy assumption (higher than ADU usually — typical 10–15% for room rentals)
  3. Includes utilities? (usually yes for room rentals)

Bedroom 2 (if applicable)

27–29. Same as Bedroom 1

Property management

  1. Self-manage or property manager? PM typically 8–12% of rent collected. STR can be 20–30%.

Tax

  1. Combined household marginal tax bracket (federal % — affects mortgage interest deduction value)
  2. State (for state income tax + property tax deduction cap awareness)
  3. Filing status (married joint / single — affects SALT cap, standard deduction)

Personal context (for comparison)

  1. Current monthly housing cost (rent or mortgage on existing place — this is the baseline)
  2. Combined household income (for affordability + ratio sanity checks)
  3. Cash on hand for down + closing + reserves ($ — should have 6 months reserves after closing)
  4. Time horizon for the analysis (default: 10 years; also model 5 and 30)

Lifestyle (qualitative — not in the math, but in the report)

  1. Comfort level with roommates (partner / spouse especially — this is a real variable in shared-living scenarios)
  2. Distance / commute from this property (vs. current)
  3. Schools / future kids planning (affects neighborhood weighting)
  4. Exit plan (how long do you plan to live here? sell when? rent out fully later?)

When inputs are incomplete

Don't fake numbers. Mark missing as null and flag at the top of the report:
